Edinburgh-headquartered developer secures £268m refinancing deal with Morgan Stanley for BTR portfolio

Sigma Capital Group has agreed a £268 million investment debt facility with Morgan Stanley to refinance a newly completed portfolio of build-to-rent (BTR) homes.

The portfolio includes around 1,400 single-family homes across 18 sites in the UK, outside of London.

These homes, part of Sigma’s wider 4,500-home portfolio valued at more than £400 million, are managed by the company’s Simple Life platform, which currently oversees more than 3,000 homes nationwide.

The new facility will provide enhanced capital to support Sigma’s long-term growth strategy, enabling the continued scaling of its BTR operations.

Backed by strong institutional investor interest and support from Laurus Property Partners, the refinancing deal highlights ongoing confidence in the UK’s BTR market.

Sigma Capital’s group finance director, Mike McGill said: “We’re delighted to have established this important new relationship with Morgan Stanley. It supports Sigma’s ongoing growth as a leading provider of BTR single family homes for institutional landlords in the UK.”

Mike Scott, the group’s legal counsel, added that the team looks forward to building on this relationship as Sigma continues to scale.

Sigma Capital has been delivering large-scale BTR family housing in the UK since 2014, with an in-house platform, and currently manages £2.7 billion in assets.

Its pipeline now includes approximately 13,500 new rental homes.

In FY2024, the group saw significant financial growth, with turnover nearly doubling to £21.3 million and a near 50-fold increase in pre-tax profit to £42 million (FY2023: £829,000), alongside a more than 1,000 per cent jump in operating profit to £45.6 million (FY2023: £3.2 million).
