Shopping centre owner Derbion has secured planning approval for a major city centre regeneration scheme that will deliver 1,150 new homes across two key redevelopment sites in Derby.
The consent covers the transformation of the former Eagle Market site and the nearby Bradshaw Way Retail Park, both identified by Derby City Council as priority regeneration locations within its Vision for Derby strategy.
At the former Eagle Market site, Derbion plans to deliver 674 homes across six residential buildings, replacing the long-vacant market complex.
A further 478 homes will be built on the Bradshaw Way Retail Park site, including a new landmark 14-storey residential tower that will become a prominent feature of the city skyline.

Derbion said the scheme forms a central part of its wider masterplan to evolve the shopping centre and surrounding area into a mixed-use destination, boosting city centre living alongside retail, food and beverage, and leisure uses.
The professional team behind the project includes Leonard Design Architects, Currie & Brown, Bidwells and Waterman.

Beth McDonald, managing director at Derbion, said: “The Derbion masterplan offers a once-in-a-generation opportunity to contribute to the revitalisation of Derby’s historic city centre, so we are delighted to have secured approval.”
She added that the scheme would help meet housing demand while attracting further investment from retailers, leisure operators and new brands looking to benefit from a growing city centre population.
