Cruden doubles profit amid strategic shift to land-led development

Cruden has boosted its profitability by 60.2 per cent as the company shifts its focus from tendered construction contracts to land-led developments and partnerships in the affordable housing sector.

Cruden, one of Scotland’s largest independently owned SME housebuilders, more than doubled its pre-tax profit from continuing activities to £4.2 million for the year ended 31 March 2025, up from £2.6 million in the previous year. 

Although turnover, including the group’s share of joint ventures, dipped by 15 per cent to £112.3 million (FY2024: £132.2 million) – and by 27.2 per cent to £90.2 million from £124.1 million without JV contributions – the company’s core housebuilding activities were said to remain strong, contributing to the improved profitability.

The company’s pivot away from competitively tendered projects impacted performance, with the value of its construction turnover from discontinued activities dropping by 74 per cent to £22.8 million.

Despite this, Cruden bosses said the decision to exit the tendered market, with only two legacy contracts remaining in the financial year, and focus on land-led projects had strengthened the company’s long-term business model.

However, delays in new project starts, cost pressures, and planning challenges have hindered a “full translation” of these changes into the “desired levels” of turnover.

And while operating at a £1.9 million loss, the company’s net asset value rose to £42.6 million (FY2024: £40.7 million), with cash reserves strengthening to £18.3 million (FY2024: £14.6 million), supported by an undrawn £9 million revolving credit facility.

In a significant milestone, Cruden secured a £15 million investment from growth capital investors BGF in November, aimed at accelerating its development programme and unlocking new sustainable housing opportunities.

It now has more than 4,500 homes in its development pipeline across Scotland’s Central Belt and into new geographic locations.

It follows Fraser Lynes stepping into the chief executive officer (CEO) role at the end of last year, working alongside chief financial officer (CFO) Euan Haggerty.

Haggerty said: “By refocusing the business on land-led development and partnership working, alongside our core delivery of private housing, we have significantly improved the quality of our earnings and strengthened Cruden’s balance sheet.

“BGF’s backing is a powerful endorsement of our strategy and provides additional momentum as we look to accelerate delivery on key sites and bring forward sustainable housing at scale.

“While market conditions remain challenging, Cruden is well positioned to manage risk, invest for the long term and grow sustainably across all tenures.”
